The project is comprised of sixteen 3-story resort villas; each “villa” is comprised of 3 “flats”, one per floor, each with its own private lobby entrance and two-car garage. Unit 2 is on the 2 nd floor with approximately 2,200 square feet of livable space and each of the three bedrooms has its own private bath and veranda. The lobby elevator accesses 2nd and 3rd floor flats directly and access controls were developed to accommodate fire safety requirements of local fire department.
Sustainable features include shaded verandas, Low E Dual glazing, Cocoon insulation, and 5-day digital programmable temperature controls. It is located on a 6.51-acre desert hillside terrain on the North Shore of Lake Las Vegas, across from the Hyatt Regency Lake Las Vegas Resort and Spa and the Reflection Bay Golf course. Lake Las Vegas is a European-Mediterranean inspired master planned resort community surrounding a 320-acre lake sculpted around highly desert colored canyons.
Just 17 miles from the action of Las Vegas, and only minutes from majestic Lake Mead. Community amenities include spa, lap pool, wading pool, fountains, and firepit. Building colorations, embellishments and street and site orientations were developed to give a “village” context and reflect the Tuscan theme.
