Newly approved tower designed to redefine the Downtown Arts District

(Las Vegas, NV.)---Perlman Design Group of Henderson announced today it is the architect of record for Gateway Las Vegas, a new, mixed-use tower planned for the Downtown Arts District. The project which has been approved by the City of Las Vegas Planning Commission is designed as a 39-story tower that includes 236 condominium units, 75 condominium hotel units with a ground floor of retail. It stands at a height of 460 ft.  
"The Arts District will be the ´Soho' of Las Vegas.  It has the only walking grid in the City, and will be, in the very near future, the hippest place in the city to live" said Howard Perlman, founder of the Perlman Design Group.  "The greatest design challenge of this building, as is the case with most buildings in this district, is its small lot, necessitating eight levels of parking directly above the street level, Perlman said.   Though convenient for the residents, we did not want the parking deck to detract from the grace of the slender tapering glass tower above."
"The first eight floors of this project are an art show," says Ayoub Sarouphim, senior designer with Perlman Design Group.  "It's a kinetic display of reflection and light, made up of color shaded aluminum panels, neon, a metal canopy and an LED screen that will display images and information related to events that will take place in the Arts District."
The Developer for this project is METROPLEX Development Group.  Paul Murad, author and entrepreneur, is president of the company.  "This project truly is the ´Gateway' to Las Vegas' new Arts District," said Murad.  "Of the number of projects we have in the works, this one has particular significance due to the unique design of transforming the parking podium from a static mass of stucco, into a lively ´art show'."
