Perlman Architects Named Master Planner and Designer for Presidio In The Pines, the First of it's Kind to be Developed in the City of Flagstaff Arizona

(Scottsdale, AZ.)--- Perlman Architects has completed the master planning and design of Presidio In The Pines, a 91-acre community characterized as an "urban village," the first of it's kind to be developed in the city of Flagstaff, AZ.

Presidio In the Pines has been designed as a mixed-use and multi generational community incorporating a variety of residential uses and supported by the commercial element, Presidio town square, as well as other various parks, open spaces and activity areas.
The project provides a variety of land uses; including housing diversity, a three-acre church, retail facilities and extensive parks which incorporate the sites natural resources and the vast amount of Ponderosa Pines that cover the entire property. "Presidio In the Pines contains all of these elements which are essential to the success of an urban village environment," said Lloyd Matheson, senior planner for the project and Perlman Architects.

Currently there are a total of 788 residential dwellings planned for Presidio in the Pines. These dwellings have been divided into 449 single-family units that will incorporate four single-family product types; cottage, cottage with granny flats, garden and cluster. The remaining 337 multi family units will incorporate three product types; townhouse/duplex, flats and condominiums.

"One of the more important land use design elements is the town center and the creation and development of the commercial or retail core, said Matheson. "It helps to anchor the urban village concept and addresses the human requirement for the convenience of services as well as for social and civic needs." The town center is an extension of the parks and open space design element, it will consists of 1.7 acres strategically located in the center of the community and will form the village focal point. It will be heavily landscaped with hard and soft features such as paved walkways, benches and lawn areas complemented by a variety of existing and proposed trees and shrubs. "The Presidio square will become the public realm for everyday social gatherings that is so essential to the urban fabric of a village center, said Matheson"

Additional design elements include a pedestrian and bicycle circulation system, parks and open spaces that will take several forms such as linear trails, natural open spaces, courtyards and mini-parks. Also a children's play area, fountain and an open amphitheater have been designed to provide the allowance of a multitude of public events and activities.

Premier Acquisitions, LLC is the developer for this first of its kind project in Flagstaff as construction is anticipated to begin in the late spring of 2004. "This pedestrian-friendly community will become the place that people will want to live and recreate," said Matheson
